Overview
Sheetz operates on fixed opening dates. Store openings are scheduled, staffed, and marketed months in advance, which means the construction schedule has no give in it.
Key Construction built the Ypsilanti store from the ground up as general contractor — site development, all concrete, building shell, and full interior buildout to Sheetz prototype standards. The store was turned over ahead of the contract date in a five-month build.

Working Around Owner Vendor Schedules
On a Sheetz build, several of the most schedule-critical systems are not the contractor’s to hire. Fuel systems, refrigeration, and HVAC come in under the owner’s national vendor agreements. Those vendors set their own dates, and a general contractor has no leverage to move them.
That changes what the job actually is. The work is making sure every one of those dates lands on a site that is genuinely ready: subgrade prepared, penetrations set, power available, area clear. A vendor who arrives to an unready site does not come back the next morning. They come back in three weeks.
The scope split runs through the concrete as well. Key Construction poured the fuel court paving; island bases and the slab over the tanks stayed with the fuel vendor, where the tank work and its tolerances belong. Knowing where that line sits ahead of time is what keeps two crews from working over each other.
Outcome
Five-month build, delivered ahead of the contract completion date with no vendor remobilizations.
