Overview
A 30-story building does not close for renovation. Residents and tenants on the floors above and below keep coming and going, the elevators keep running on their normal schedule, and the lobby stays a lobby.
Key Construction served as general contractor on a multi-family renovation in downtown Toledo, converting seven floors of a historic 30-story high-rise into 89,537 square feet of residential units for GEYDE Development. The work was completed on the committed schedule with the building occupied and operating throughout.

Building Around a Building That Never Closed
Seven floors of full interior reconstruction is a straightforward scope in an empty building. In an occupied one, the constraint is not the work. It is everything around the work.
Every stud, every length of conduit, every pallet of flooring had to reach an upper floor through a building that other people were using that day. Freight capacity was shared, not dedicated, which meant material deliveries were scheduled against building operations rather than against the construction schedule. A load that missed its window did not simply arrive later. It pushed the crew waiting on it.
Key Construction planned the sequence around those constraints from the start, staging material to match what each floor needed when it needed it rather than delivering in bulk and storing it. Trades were sequenced floor by floor so that crews were not stacked on top of each other competing for the same access.
The existing structure added its own conditions. Historic buildings hold surprises behind the walls, and running new mechanical, electrical, and plumbing through one means resolving field conditions as they surface rather than as drawn.
Outcome
Seven floors, 89,537 square feet, completed September 2026. Delivered on the committed schedule with no interruption to building operations.
